Boundary Companies is a real estate investment firm that invests, protects, and compounds wealth over long periods of time. The team searches for inefficiencies one investment at a time, challenges the status quo, and pushes beyond perceived limits in the pursuit of excellence.

Our Background

Founded in 2014 by John Wilkinson with backing from the JBG Companies, Boundary Companies invests in real estate acquisition and development, both independently and through joint ventures. We focus on opportunities where long-term demand is supported by strong fundamentals and limited new supply, and we remain patient when those conditions are absent.

Boundary was founded in the wake of the Global Financial Crisis and has invested through a global pandemic, geopolitical instability, and prolonged capital markets volatility. Those environments have reinforced our belief in disciplined underwriting, patience, and long-term decision making. We believe experience built across cycles is one of the best foundations for identifying opportunity and protecting capital.

Our Approach

Our approach is grounded in local knowledge. We operate within the Washington, D.C. metropolitan area, where our relationships, market experience, and understanding of individual assets have been built over time. We are deliberate in how we source opportunities, often identifying specific assets we want to own and pursuing them directly rather than relying on marketed processes.

We invest with a deep respect for risk. That means paying careful attention to replacement cost, using conservative cash flow assumptions, applying leverage prudently, and structuring investments to preserve flexibility through changing market conditions.
